Tips for a smooth website selling process:
Provide Verifiable Traffic Data:
Potential buyers will look for verifiable proof of your website's traffic.  Google analytics is the industry standard.  Statcounter is another acceptable tracking system. Be sure to have reports ready for your potential buyers.

Provide IRS Tax Returns:
Most buyers will look for IRS tax returns showing both gross and net income for at least the last full tax period.  If your website business has been in operation for multiple years, they will want to see the last 3-years' worth of returns in order to show a pattern of growth (or decline) in profitablility.

Provide a Synopsis of the Business Model:
It is always best to have an easy to understand document that describes the business model to your buyers. It is also a good idea to include ideas to grow the business and/or cut expenses.

Non-Compete Clauses:
Today's website business buyers will usually expect the seller to agree to a non-compete clause.  Before you decide to officially list your internet business for sale, be sure that you are OK with the idea of not participating in your particular business niche for a period of anywhere from 1 - 5 years.
